Shared Ownership

What is shared ownership?

Shared Ownership with Anchor is designed to give you flexibility when buying one of our new apartments without having to fund the entire value of the property. You would purchase a percentage of the property ranging between 25% – 90%, depending on the type of development and then pay rent on the remaining unpurchased percentage.

Reservation and deposit

£500 reservation fee (on cancellation prior to exchange of contracts this is refundable less reasonable administration costs). 10% of the purchase price is payable on exchange.

Lease information

Tenure Type
45 properties of the 75 properties are available on a shared ownership basis, with shares starting from as low as 10% up to a maximum of 75% ownership. A 2.75% rent is payable on any unsold equity. For 75% ownership, there is no rent payable on the remaining 25% share.

As a leaseholder you own the percentage agreed at point of sale of your apartment, but not the land it stands on. The land and remaining percentage remain owned by AHG.

Lease Term
All the leases at The Signals are for 990 years. The start date for each lease will be confirmed within your lease agreement with us.

Service charges

All residents pay a contribution to the running costs of the facilities, support services and maintenance of the building and grounds, which is known as the ‘service charge’.

FAQs

What percentage do I have to purchase?

The majority of our Shared Ownership properties are available at either 25% – 90% shares. Where possible, on a case by case basis, you may be able to purchase between 25% – 90%, depending on the type of development. We advise you speak to one of our Senior Sales Consultants to help you understand what works best for you.

How much is the rent?

The rent is set when you purchase your property and is reviewed annually in line with the Retail Price Index (RPI) plus 0.5%. In instances where we offer affordable shared ownership, certain benefits may cover some or all of your rent payments.

Am I the legal homeowner?

Yes. You have the same legal rights as any other leasehold property sale, you just own a percentage of the property at The Signals.

Who owns the percentage that I don’t?

Anchor retains ownership of the unsold portion of the property. Anchor is the freeholder of the development and becomes your landlord, issuing an identical term lease to the purchased part of your new home.

Can I sell my apartment?

As long as the purchaser is eligible for a later living property of this nature, you are free to sell your home to anyone that may be interested. Anchor has an internal resales agency who would be more than happy to help with the sale but you’re free to use any open market channels.

Do I need benefits advice?

We recommend that everybody purchasing an apartment seeks benefits advice.

Can I purchase a parking space?

Residents who wish to bring a private motor vehicle with them to the location will be required to obtain a permit. Permits can be requested from the location manager free of charge with a maximum of one permit per property. The number of permits is not limited to the number of spaces. Car parking is on a first come first served basis. There are electric charging points for EV vehicles.
